LOCATION
Sweetwater Creek Ranch is located just 1 mile north of IH20, east of Sweetwater on the Nolan and Fisher County Lines. The ranch has excellent access from asphalt-paved roads, with 4 total entrances on CR 227 (Eskota Road) and CR 109. Additional access to the north end of the ranch is provided by CR 121, a wide county-maintained dirt road. This beautiful property is less than a 3-hour drive from Ft. Worth, under 2 hours from Midland, and 30 minutes west of Abilene.
LAND
Sweetwater Creek Ranch is approximately 867 total acres. Approximately 818 acres are contiguous and located on the north line of CR 109 with 3 entrances. The remaining 49-acre tract has a mobile home and is about a mile west at the corner of Eskota Rd and CR 109. (See Aerial Map in Photos). The ranch features Sweetwater Creek that meanders east-west throughout the entire 818-acre tract, providing water for wildlife and livestock.
Elevation changes range from 1950 feet at Sweetwater Creek up to over 2071 feet on the northwest end of the ranch. Elevation changes on the 49-acre tract range from 1990 to 2080 feet. Terrain features range from bottomlands and creek crossing around Sweetwater Creek, to mesquite flats with native grasses, to rugged ridges and high flats with views for miles. Additionally, approximately 240 acres of the 818 acre tract are cleared and cultivated, with past plantings of oats.
Ranch roads, culverts with concrete crossing on Sweetwater Creek, and cleared fence lines provide excellent access across the property. Areas around deer blinds and feeders are easy to get to with an ATV or truck and are cleared.
