This 81 acre farm sits in one of the most prime areas in Southeast Kansas. Located in the middle of a 4 square mile section along the Neosho River, this farm is just south of the infamous "Island". Minimal pressure and very limited access allows the deer in this area to fully mature, the turkeys to flourish and waterfowl hunting that is second to none. This farm has approx. 51 acres of CRP enrolled until 2022. The warm season grasses making up this CRP are mature and is quality habitat for the deer and upland game. I tell my buyers often that CRP is king when it comes to big deer, the bedding qualities are exceptional and provides concealment and travel that those mature bucks crave. The old terraces and gentle slope of the farm also makes the CRP ground ideal to set up on in multiple locations. The soils that make up the CRP are tillable quality and will grow great food plots, o...

I tell my buyers often that CRP is king when it comes to big deer, the bedding qualities are exceptional and provides concealment and travel that those mature bucks crave. The old terraces and gentle slope of the farm also makes the CRP ground ideal to set up on in multiple locations. The soils that make up the CRP are tillable quality and will grow great food plots, or when the CRP is up could be turned back to tillable adding some return on investment. The approx. 30 acres of timber on the farm is unique and adds to the habitat of the farm. Mature burr oaks, white oaks, red oaks, hickory and cedars cover the ridge that leads down to the river. Pockets of thick cedars line a deep draw that flows down to the river bottoms, these pockets are great additional bedding and thermal cover. The mature oaks will produce quality mast crop throughout the fall. These timbered ridges are a favorite during the rut for the bucks in the river bottoms, some of my most memorable hunts have happened in areas just like the one on this farm. A current wind lease on the farm gives the new owner some money back, no current windmills are in place in this area.
This is the type of farm that does not come along often and will not last long on the market, give Certified Land Specialist Kale Kitterman a call at 620-249-3882 to schedule a showing.
