LAND: The property consists of 4 different “areas” within the total acreage. There is a front pasture and pond that comprises approximately 30 acres of the property. Then, there are 25 high-fenced deer pens that total approximately 40 acres. Another 160 acres has been high-fenced and trophy managed for whitetail deer. This area was started with bred does, and the oldest age class bucks are just now 3.5 with 5 or 6 expected shooters in the 180”-200” range during the 2017-18 hunting season. Beyond this area is approximately 90 acres of true, Trinity River bottomland hardwoods that are full of trophy class low-fence whitetails, wild hogs, and wintering waterfowl.
WATER: There are numerous creeks, drainages, and ponds throughout the property. Some low-lying areas will hold water during rainy weather and provide excellent habitat for wintering waterfowl. It is not uncommon to see hundreds of wintering Mallards when the time is right for ducks! The Trinity River serves as the East border for this property with approximately 4,000 ft of river frontage! If the Trinity River floods outside of its banks, approximately 90 acres of the property can hold water great for wintering waterfowl as well.
IMPROVEMENTS: Miles of high-fence are utilized to contain the whitetail stocking herd as well as to serve as a border of the 160-acre trophy hunting area. There is a metal building that serves as the office and deer “working” area. From the chutes and working area in the metal building, deer can be herded to any particular pen on the entire property! The main building has a full bathroom, cable, internet, kitchen, working chutes, and large sitting area. There are also two mobile homes on the property that will transfer with the sale.
