Garrison Farm
Garrison Farm is located directly off of FM 138 south of Garrison, TX in Nacogdoches County. The farm has a unique blend of hayfields and large mature forests that allow ample opportunities for both farming and recreation. Maintained hayfields provide capacity for livestock or continued hay production. The mature forests support an area for wildlife while also creating seclusion and privacy from any neighbors. Large hills on the property allow for numerous locations that would make ideal homesites.

The farm has a vast majority of upland soils with less than 1 acre in the floodplain. Having a 60-foot elevation change provides a rolling feel across the property. Wildlife
Garrison Farm hosts all manner of native wildlife including white-tailed deer and hogs.
Agriculture
There are over 30 acres of maintained hayfields that were planted in Bermuda grass. These hayfields are cut multiple times a year.
Improvements
Located on the farm is an older 1,500 sf wooden frame farmhouse with water and power that is in need of renovation and remodeling.
Water
There is public water available along FM 138. A wet weather creek runs across the middle of the property and flows around the common rains of East Texas. There is a pond on the property as well.
Electricity
Electricity is located along FM 138, at the farmhouse, as well as in the middle of the front hay field.

Area History
Garrison Farm has been in agriculture production for decades. The front hayfield used to be home to 3 chicken houses in the 90s and have since been removed. The back hayfields have been producing hay for over 50 years.
