Location
The ranch is located in the central portion of Muskogee County east of Hwy 64 and west of the Muskogee Turnpike.
Highway 64 is being expanded to 4 lanes, which will provide 10 miles of easy access to the 6 miles of black top and gravel county roads to the property.
Webbers Falls and Warner are a short distance to the southeast and southwest, respectively.
Grass and Soils
The balance of property is composed of Class II, III, and IV soils, including Bates, Cupco, Lightning, Oktaha, and Stigler soils ranging from 6 to 8 AUM's per acre when planted to improved bermuda grass. Water Resources
The abundant water supply to the property will be well appreciated by everyone. There are 10 stock ponds located throughout the property as well as Dirty Creek that moves across the southwest corner of the property. There are some areas that could be developed as wetlands for waterfowl.
This area of Muskogee County is in a 40-44 in/year rainfall area with November, December, January, and February being the driest months.
The homes are both on rural water with two meters transferring. The original home also has one 200-ft. deep well used to water the gardens.
