Description: This small ranch is one of my favorites for hunting, scenery, and privacy. It is somewhat isolated with large ranches to the south, north, and east. The property is at the end and east of the end of the county road. There is not much traffic at this point. The land is approximately 1640 from west to east, and 6765 from south to north. This ranch is south of and joins the North Fork Pease River. Approximately 124 acres on the north side is native grass, ravines, and heavily covered for excellent hunting. The south 96.70 acres are enrolled in the USDA CRP program through 9/30/2022. The annual payment is $2,998.00 for the CRP program. A nice shelterbelt is located on the SW side and runs parallel with the CRP grass. I witnessed several coveys of quail, many different species of birds, hog wallows, and deer tracks while visiting the first time. Electricity is very near and shouldnt cost too much for service. A cross fence separates the native acres on the north from the CRP acres on the south for grazing purposes. Once you get to this fence, traveling becomes harder and rougher down to the river. Lots of cedar and mesquite trees provide ample cover. The CRP acres also have the shelterbelt, and other trees to provide some cover on the south portion. All in all, a wonderful small hunting/grazing ranch that would provide many years of use and enjoyment.
