I want to start by saying that I am honored to provide this tremendous property for the first time in over 60 years. I honestly struggled to decide what to discuss first, but for starterspicture rolling oak hills, towering pines, a private lake/pond, internal main roads, miles of secondary maintained trails, established food plots with enclosed stands, excellent whitetail hunting as well as multiple other species and oh yes, a very nice secluded cabin that has power and water. This alone should be enough to spark anyone’s curiosity but stop for a second, and if you haven’t done so already, watch the property video, look at all of the pictures and click the View Full Screen tab on the upper left of the opening map to view the full-screen interactive map of the property. As you will see, this property sits in the heavily wooded area just north of Shamineau Lake. It is approximately 6 miles southwest of Pillager, 4.5 miles southeast of Motley, and 5 miles west of Camp Ripley. It also sits immediately adjacent to and along its entire western border is the Camp Shamineau church camp property. You will also notice that the property sits approximately a quarter mile off any main road with access via an established gated access easement trail leading to the main interior road. The main road winds its way through the woods back to the remote, peaceful cabin setting. The cabin itself sits close to the shores of the lake/pond. It has a nice kitchen area, living room, separate bedroom, and bathroom on the main floor. There is then a drop-down stair ladder that brings you to the upper bunk room area. As stated earlier, the cabin has not only power but water, septic and telephone with the internet, a wall A/C unit, a full basement, and wrap around deck. There is also a nice pole shed to store equipment next to the cabin that has power to it as well. The main trail road heads out from the cabin around the north side of the lake/pond. You will notice a short loop trail section on the adjacent property to the west (now the church camp property). This section has a permanent easement for continued use by the new owner (see maps and easement doc available). As one returns to the property, the trail winds through the mature forest to the southern part of the property and terminates at the food plot/stand location. All existing stands have propane capabilities for heaters, and most have a gutter/downspout system draining into stock tanks for various water sources. Many additional pinch points/funnels between ridges scream to have a bow or even gun stand. A good portion of the southern part of the property, the island, and the ravine in the northeast corner have been sanctuary areas. This is also a property that has only had minimal hunting pressure on it with the seller and immediate family gun hunting and mainly only for the first weekend of the season. The property has a long history of growing and holding quality whitetails (see the harvest and trail cam pics), and many bucks have been passed over the years. Besides whitetails, the property will also have bear, grouse, waterfowl, and turkey. This also won’t be just a property utilized in the fall but all year long. There are multiple lakes in the area, and what an opportunity to fish in the morning, work on your property mid-day and go back out for the evening bite. There are also multiple snowmobile trails and ATV trails nearby. The seller had some selective cut logging performed in the northeast part of the property in the past, and the rejuvenation and mixture of mature timber and developed regrowth are as good as it gets. There is a plan for continued selective logging in the S/SW part of the property for the winter of 2022/2023, and the seller will work with a new owner to transfer that contract if desired. This would only enhance the habitat on this section of the property. The property is enrolled in the SFIA (Sustainable Forest Incentive Act) program, which provides payments to landowners to manage their wooded acres. The seller states that this payment covers approximately half of the taxes and will work with a new buyer to transfer this over to them.So much more to say about this once-in-a-lifetime property, so give me a call, and we can set up your private showing!
