Location: The Beekman Tracts consist of two forty-acre parcels that are described as the SW of the SE of Section 31, Township 23 South, Range 6 East and the NE of the NW of Section 6, Township 22 South, Range 6 East, in Morehouse Parish, Louisiana containing a total of 80 acres, more or less. These tracts are located 15.2 miles south of Crossett, Arkansas and 10.5 miles north of the Bastrop, Louisiana in Morehouse Parish, Louisiana.

Property Description: Long Term and Near-Term Timberland Investment Property with timber consisting of approximately 38 acres of native pine sawtimber, 10 acres of native pine-hardwood SMZ, and 32 acres of 2010 pre-merchantable pine plantation. Per the NRCS Web Soil Survey, the topography of this property is flat to gently rolling, and the major soils are somewhat poorly drained to moderately well drained silt loam soils with an average native site index for Loblolly pine of 86 feet (Base Age 50). Access to the property is historical access off A. M. Baker Road via a natural gas pipeline right-of-way that crosses the southeast corner of each parcel.

Research Parcel InformationAt the intersection of U.S. Hwy 425 and Crossett Rd (Parish Rd 142) in Morehouse Parish, Louisiana, turn northwest onto Crossett Rd. Travel Northwest on Crossett rd. for two (2) miles to Beekman Charter School on the north side of the road. Turn right at the school onto A. M. Baker Rd which passes through the school campus. Travel north on A. M. Baker Road approximately 3/4 mile to where A. M. Baker Rd intersects a gasline right-of-way. Turn southwest onto the gasline right-of-way and travel approximately 1/4 mile to Kingwood Forestry "Land For Sale" which is located at the southeast corner of the north 40 acres. Continue from the southeast corner of the north forty down the gasline right-of-way another 1/4 mile to another Kingwood Forestry "Land For Sale". This sign is located at the southeast corner of the south 40 acres.
