This 1280 acre farm in a good water area composed of one full section and two contiguous half sections with 2 miles of highway frontage on McLeary Road, a scant 1 miles northeast of Dumas, Texas. The North of Section 318 is available for lease with the purchase of the 1,280 acres listed for sale.
Section 312 is as follows:
1.) It is improved with two irrigation wells complete with pumps and gearheads.
2.) The underground irrigation line connects the wells, distributes the water throughout the section and also is tied into the irrigation system on the other tracts of land.

3.) A three phase, overhead electric line runs along the pavement on the south side of the property making three phase electricity available for use in developing the section for sprinkler irrigation and powering the irrigation wells with electricity.
4.) The improvements are located in the northeast corner of the southwest quarter of Section 312 and are described as follows:
a.) A 40X60 mobile home with two bed rooms, a quarter bath and a bath, a vaulted ceiling in the living area, a 10X10 mud room which has been built onto the mobile home which has a concrete foundation plus concrete patio.
b.) The domestic well which was drilled 535 to 540 ft. deep (according to the owner) is equipped with a submersible electric motor, pump and control panel rated at 21 GPM (according to the owner). The owner also states that he has recently installed a new pressure tank for the domestic water system.
c.) Just north of the home is a 40X80 all steel barn with an electric roll up door, a concrete floor with a 14X14 concrete apron in front of the barn door and flood lights.
d.) Adjacent to the west end of the 40X80 steel barn is a 30X40 new steel barn with two 10 ft. doors (electric) with a shop area on the side and a 24 ft. apron with carport which serves as parking space and as a two car garage for the home.
e.) Water is piped to both of the barns, to a water tub west of the headquarters for cattle water for the southwest quarter of the section which is in native grass and is piped to a 10X30 horse barn just west of the barns. Each riser on the waterline is equipped with a frost-free hydrant.
5.) The north and the southeast quarter of Section 318 is in expired CRP grass and is available to be broken out and farmed or could be used for irrigated pasture. FSA yields and allotments are contained in this information package.
One mile of highway frontage plus three phase electricity and a good source of domestic water are all key ingredients needed for residential or commercial development as well as farming and running cattle.
Section 313 is as follows:
1.) A pivot point for a mile sprinkler is located midway on the west boundary of the section to accommodate a mile sprinkler.
2.) There is an earthen collection pit located at the pivot point with pivot pad for the sprinkler and a pad for a booster pump plus a natural gas outlet and three phase electricity.
3.) The irrigation well is located midway between the pivot point and the south boundary of the property with a natural gas outlet and the underground electric line located in close proximity to the well as it passes north to the pivot point.
4.) The underground pipe for the irrigation system runs the length of the half section on the west boundary line and connects with the irrigation system on Section 312 and Section 318.
5.) McLeary Road (paved) surrounds this half section on the south and east boundaries with a three phase electric line running along the east side of the property.
The South of Section 318 adjoins the north boundary of the east of Section 313 and is as follows:
1.) This section has two irrigation wells equipped with pumps and gearheads, natural gas line for power and connected with the underground irrigation line which in turn is connected to the irrigation system on the east of Section 313 and all of Section 312.
2.) This section came out of the CRP Program last year, the owner did not re-sign it into the program and it is available to be broken out for farming or could be used for irrigated pasture. FSA yields and allotments are contained in this information package.
3.) The McLeary Road pavement ends at the north end of the east of section 313 and becomes an all weather road that continues north across the east end of section 318 up to the Sunray highway.
The north of Section 318 which will be available for lease with the purchase of the remainder of the property and is as follows:
1.) Two irrigation wells are located on the extreme west boundary line of the section:
a.) The south well of the two is connected to the irrigation system on the remainder of the property and has no pump or gearhead currently installed.
b.) The north well is not tied into the irrigation system and has no pump or gearhead.
c.) There is natural gas available at each well.
d.) These two irrigation wells will be available for use with the remainder of the property being purchased.
2.) There is three phase electricity available on the east end of the north of Section 318.
3.) There is an all weather road on the east end of the section which is tied into the north end of the McLeary Road pavement and continues north to the Sunray highway.

The irrigation wells on Section 312, the two irrigation wells on the south of Section 318, the southernmost well on the north of Section 318 and the irrigation well on the east of Section 313 are all tied together with a combination of PVC and LOCK SEAL concrete underground irrigation pipe.
