Not far from Independence, Kansas, and directly to the east of Elk City Lake is the old abandoned mining town of Le Hunt, Kansas. This is where you will find a 286 +/- acre relic that is covered in early 1900s history as well as excellent hiking, great fishing, and large Kansas whitetail deer.
The property is comprised of an active quarry operated by Midwest Minerals, Inc. The quarry has an active lease that will continue to provide the future owner a handsome income that's averaged between $25,000 to $30,000 annually over the last 5 years. It is estimated that the quarry has approximately 20 years of active minerals in reserve.

The other feature of this property will take us back to October of 1905 when Leigh Hunt of Iola, Kansas was hired to build the largest cement plant west of the Mississippi River. It is estimated that the town flourished to 3,000 or 4,000 people while building the plant and company town in only 9 months. During the building process, many stories have circulated. One of which is that early 1900s film actor Tom Mix was hired by the company as a lawman over the camp. By 1906 the cement plant became operational producing over 4,000 sacks of concrete a day, transported by rail all over the midwest, and employed 300 to 400 people at any given time. The location provided steep topography that allowed gravity to move all the products without belts or conveyors giving the location a competitive cost advantage. The area's rich natural gas also allowed for low-cost gas to fire the plant but by 1912 the natural gas began to run out in the area. Overproduction in the cement business, high freight rates, and poor management ultimately was the end of the United Kansas Portland Cement Company. Over the years several companies did their best to keep the plant operational. The last known one was the Sunflower Portland Cement Company, and by the start of World War I, to avoid bankruptcy was sold to Western States Portland Cement Company, which stripped the plant and sold most of the equipment, and moved homes and buildings to nearby Independence. Since then, mother nature has slowly been reclaiming what was once hers.
In its present-day condition, Mother Nature has done a wonderful job restoring the property. One walkthrough of this farm and you will find many bedding areas for large Kansas whitetails. Another added benefit is the close proximity to Elk City State Park and Reservoir. Some of the best blue cat and crappie fishing the state has to offer, as well as excellent hiking and public hunting. The park is comprised of 857 acres, a 4,500 acre reservoir, and over 12,000 acres of wildlife habitat. The farm's close proximity to this area will always produce a chance at a world-class whitetail. Let's not forget with this property you will have direct access to the tail waters of Elk City Reservoir, giving you excellent fishing year-round. Over time the opportunities will be presented to build your own rock bottom lake on the old quarry. This area is rich in the right habitat for the outdoorsman. From dense cedars, oaks, hickory, and cottonwoods to rich fertile ag fields surround by the mineral-filled waters of the Elk River and tack on a fully operational business providing great passive income and you have one recreational paradise.
