Waterfowl hunting has began to be a dominant activity for Kansas recreation seekers. Ducks and geese will use the large pond on the Southern border of the property. A little over 2 acres of water will be on this 8 acres when the pond is at normal pool. One thing to keep in mind as property boundaries do extend through the water. While purchasing this piece of Kansas land will give you great opportunities to fish and hunt the pond it will not give you the right to cross the property boundary while you are on the water. Vegetation along the edge of the pond suggest there will be plenty of reasons for the birds to be there this fall. Also, many fish were observed swirling and swimming away from the bank!

Potato Creek and Big Hill Creek merge roughly 1/2 mile North of the property and then flow through it creating the Western boundary. A few short miles to the South Big Hill Creek merges into the Verdigris River. Heavy spring rains will have a plethora of species of fish swimming up stream to spawn. Flathead catfish, channel catfish, largemouth bass, crappie, and white bass are a few fish that may be caught out of these waters.

Mature timber lines the creek and that coupled with the neighboring crop fields check a lot of boxes that the wild turkey needs to thrive. That being said there was not current evidence of turkeys on the property at this time. Next spring may be a different story! What is undeniable is the whitetail deer deer sign. Heavy browse on the soy beans suggest a high deer density in the area. There are also plenty of tracks and some of them large in and around the crops. The pond and creek create an intense pinch point to funnel deer from the woods into the food. Fresh scrapes have been opened up along the field edge and there are several oaks dropping acorns.
