Hopper East and Hopper West tracts will be sold by lump sum sealed bid on Tuesday, November 25, 2008, at 3:00pm. These two adjoining tracts are located eight miles west of Glenwood near the Hopper community, Caddo River, and Ouachita National Forest. Topography ranges from gently rolling to steep. Hoppper East contains a total of 185.46 acres, more or less, Montgomery County. Access is via woods roads through adjoining timberland. Tract contains pine plantation established in 2000. A large pond covers about nine acres in the eastern part of the tract. This tract adjoins Hopper West tract and an easement will be reserved to access Hopper West. Hopper West Aggregate acreage is 570.09 acres, more or less. A gravel road crosses the tract, and a system of logging roads provides additional access within the tract. The seller will reserve an easement across the subject to adjoining timberlands. Tract includes well stocked 1996 and 2000 pine plantations with balance in native timber. Ocular estimate of merchantable timber includes 500 tons of pine sawtimber, 1,860 tons of hardwood sawtimber, 400 tons of pine pulpwood, and 6,000 tons of hardwood pulpwood. Due to variations associated with sampling, utilization standards, and scaling practices, tree count and timber volumes cannot be guaranteed.
