LOCATION: Located in the magnificent and historical Indian Valley area of Southern Monterey County, approximately 15 minutes North/East of Paso Robles, Ca. Merlot~5 Acres, Clone 181
Spacing is 10x5 with drip irrigation.
The owner, Ron Harris along with Dennis Byrnes carefully researched the site to choose the specific clones and rootstock that would acclimate to the vineyard soils.
Every inch of this vineyard, roads, shop and utilities and future home site was subjected to the upmost thought in design with the vision of the absolute highest quality of fruit. Dennis Brynes has been in the grape growing industry for over 20 years, starting with Martin Brothers Winery and working with many other notable area vineyards. Dennis is a Cal Poly-San Luis Obispo-Graduate where he studied Agriculture Science with a concentration in Plant Production. The final touch is Steve Glossner, the Winemaker. Among many other accolades, Steve is well known for producing Justin Vineyards 1994 Isosceles, which was awarded the prestigious international "Pichon Longueville Comtesse de Lanande Trophy" for the best blended red wine.
THE RESIDENCE: 3 bedroom, 2 bath, approx 1440 Sq.Ft. Mfg. Home. It is a Kingsbrook 1980 model and at some time a large back porch, front deck with pool was added. The home is in good useable shape, with a nice size laundry room, wood stove, wall installed air conditioning, master bedroom with bath, and amazing vies of the Big Sandy River and the Coastal mountains. The home came with the property-AS IS, WITHOUT WARRANTY OR REPRESENTATION and will be sold in the same manner.

Approved building permit for tank and electrical hookup, plus annual Monterey County Health Department storage permits, included in sale. (Cost of installation, pad and electrical was over $10,000).
MISC: The entrance road is based, division road at Merlot/Cabernet is DG and side road to property line from pavement is also DG. All are useable year round as well as the shop yard areas. The property being over 82 Oak studded acres, offers many gorgeous building sites, room for expansion of the vineyard as well as many other buildings or improvements one may wish. The entire property is fenced and the vineyard is deer fenced. The vineyard was put in conjunction with the adjoining property, so at this time there is no division fence between the two vineyards, although they are both managed by different people. As an added note, this property was once a part of the neighboring Indian Valley Ranch. The approved white papers for the subdivision has lapsed.
