When evaluating a new hunting property, I put my land manager hat on and try to determine: “How huntable is this piece of ground?”. I look at access and egress to see how I can maximize my time afield, while minimizing my disturbance to keep things “fresh”. That can be difficult to achieve with smaller properties, but not this one! The south and east property lines provide the perfect access points to hunt this farm without compromising bedding areas that hold your deer & roost your turkeys. 40+ acres of rolling hardwood terrain, 9.8 acres of tillable open ground, along with a creek that winds through the property, are combined to provide the key components to an outstanding hunting tract. There is tremendous number of mature of white oaks, red oaks, and shingle oaks on the property and the amount of feeding sign in the timber was outstanding. There is tremendous number of mature of white oaks, red oaks, and shingle oaks on the property and the amount of feeding sign in the timber was outstanding. This property is literally tore up with rubs and scrapes everywhere, which surprised me for early October. That is a good sign for a diverse age structure of bucks on a property. The open areas are currently being hayed but scream to be food plotted, and are easily accessible with small or large equipment. There are Ag fields in the neighborhood and this property serves as a major bedding area for the local deer. Secluded food sources on this property to allow the deer to stage up and feed before heading out away from cover would make this 50 acres one of the best hunting farms on the market! If you are tired of leasing ground to hunt or begging for permission, and are ready to finally sink your teeth into a property of your own that you can control, manage, and enjoy with your family, then look no further.
