TERRAIN: The land is rolling hill country, sloping gently east to west toward the Colorado River. Controlled burns have been used in the past to open grassy meadows between heavily wooded areasperfect habitat for wildlife and livestock. Most of the open areas are devoted to growing native and improved grasses but some areas are planted for food plots and winter grazing. The deep soil on about 200 acres is well suited for cultivation. Many years ago cotton and other crops were grown here. The wooded areas are composed mostly of oak, mesquite, pecan, elm, willows and cottonwood along with native brush such as bee brush and some cedar. Other varieties are mixed in such as gum bumelia trees whose berries were a favorite of early pioneers for making pies and jelly and still a favorite of doves and other birds.

WATER: The ranch boasts about 2600 feet of frontage on the Colorado River up to the mouth of Pecan Bayou, a major river traversing Brown and Mills Counties that feeds into the Colorado River. The river offers unlimited recreational possibilities as well as water if needed for domestic use. In addition to the river, the ranch has a water gathering and storage system built by linking a series of 2 ponds and a lake with a mile of diversion ditch. Rainwater runoff is collected in the ponds (tanks). When the first pond fills to capacity the overflow is diverted into the second pond and when it is filled, it empties into the lake near the residence, 12 total surface acres of water. If the lake should fill to capacity, it has a spillway into the river below. This system makes water available to live-stock and wildlife in all pastures and because the tanks are stocked with fish, great fishing, too.

WILDLIFE: Whitetail deer, doves, quail, wild turkeys, ducks, catfish, bass, perch, etc. and all sorts of other native Texas wildlife. There is no way to name all the varieties of birds that are attracted to the habitat provided by this ranch. It is simply a birdwatchers paradise!

RECREATION: Hunting prospects are awesome and fishing couldnt be more fun! The possibilities for outdoor recreation is limited only by your imagination and energy leveleverything from bird watching and wildlife photography to hiking, camping, riding ATVs, kayaking swimming, etc. How about opening river mussels in search of a beautiful fresh water pearl? PRODUCTION: The ranch has been used primarily for a cow/calf operation and is well suited for the purpose. A small pecan orchard also has income potential. Hay production or row crops are also possible.

HISTORICAL: Ancient campsites and stone artifacts testify to the frequent occupation by Native Americans along the river. The owners feel that the artifacts belong to the land and will be left there. It is written that the last council meeting of the Kiowa Indians was held at the mouth of Pecan Bayou. There are more tales of clashes between Texas Rangers, early settlers and Comanches that were reported to have occurred in this same area.
