This has to be one of the most ideal family friendly acreages that I have been on in quite a while. Although it needs some TLC, the enjoyment begins as soon as you enter the old ranch gate. With exception of about 15 acres in an old field the entire property is covered with large trees.
The west end of the ranch is a hill and is covered with mature cedars and oak trees. As you make your way to the east and descend the hillside it opens into the field that hasn't been cultivated for many years. The field has some small mesquites and a few cedars, but mostly open with a scattering of Pecan trees. All or part of the field could be reclaimed for growing crops or feeding areas for wildlife. Encircling the field area are some giant oaks, elms, pecans and cottonwoods.

A seasonal creek with fairly steep banks crosses the east end of the property with beautiful trees along both sides. Although the creek is not running now, due to the long period without rain that the area is experiencing, there is a very scenic water hole with giant rocks and a rock bluff where I am sure a lot of families in the past enjoyed as a swimming hole on hot summer days. There are several areas that should make fine locations for the construction of ponds or a small lake. One area has a seeping spring that currently has water in it.
The entire ranch provides exceptional habitat for whitetail deer, turkeys and other wildlife. The fences of this and the neighboring ranches are of a standard height and the deer can roam freely. Electricity runs along the south end of the ranch and although there is no water well on the property, good wells are all around this area.
Before you make a decision to buy a family hunting or recreational ranch, be sure to check this one out first. It might just be what you are looking for.
