LOCATION: This fine ranch is located off of Dunagan Road via McGowan Ranch Road, a private easement road, about 18 miles west of Menard, and less than a mile off of paved RM 864, in far western Menard County. Menard offers basic services, restaurant, supplies and even has a golf course. San Angelo (hospital, box stores, jet airport, nice restaurants and shops) is about 50 miles NW, and Austin and San Antonio (international airports, major universities, healthcare complexes) are each about 2.5 hours away.
The area is predominantly ranching and hunting-driven, and there are a few small tract river subdivisions in the area, though not directly affecting this ranch. Ft. WATER: The site features about 1/2 miles of frontage on the strong flowing San Saba River, which is said to have never stopped flowing in this area near the headwater springs. This frontage includes a stretch of frontage on perhaps the widest and most stunning hole of water on the entire river, suitable for jet skiing and other types of big water recreation.
Fishing, boating, swimming and floating are all preferred activities in this constant level hole, and beautiful, monster pecans and liveoaks overhang lazily along the banks. One cannot understate the sheer magnitude of the awesomeness of this hole of water!
Seasonal Sheen Draw passes thru the eastern section of the ranch, holding potholes in wetter times. Groundwater is adequate in this area for livestock and domestic purposes, at depths of 150 250. For more information on area groundwater, contact the Menard County Underground Water District.
LAND: This ranch shows a little more dramatic topo than most in the area, with a total fall of 215 from the high point to the most downstream river. A high hill in the southern portion of the ranch offers some spectacular views of the river valley below, and a total of 10 small canyons lace the site, adding interest. The uplands are brushy, but not too thick, and there is presently an excellent stand of native grasses and forbs in place after good rains.
The liveoak and mesquite country, with some heavy stands of hardwoods along Sheen Draw, is a veritable turkey central. Excellent varied cover and shrubs benefit solid populations of whitetail deer, dove, varmints and some hogs. Agarita, persimmon and prickly pear are dominant, though never overly so.
The McGowan easement road cuts off the two river sections from the main portion of the ranch, but is easily crossed and navigated, and provides good access to much of the ranchs perimeter. Outside of that, there appear to be no other easements on site other than electric and phone service.
IMPROVEMENTS: The ranch is fenced and cross fenced, and some of the fencing is new, while interior ranch roads allow adequate passage over the majority of the site. There is electricity to several locations along the river as well.
SUMMARY: This is surely the most high-value offering in the area at this time, and is a fascinating ranch upon close examination. If one seeks a combination of value, water, scenery and ranching, RRR-2100 merits a site tour.
