Description: This 70.14 acre tract is bisected by two forks of Dry Creek that carries water only in periods of heavy rain. Dark brown loamy soils with a few stoney outcroppings dominate the landscape. Mesquite, agarita, prickly pear and a few scattered live oak make up the scattered cover. There are four small food plots that were planted as recently as the year before last. When planted, these food plots attract a large number of whitetail and axis deer as well as mourning doves and wild turkeys.

Open sided 2,225 sq. ft. shed used to cover deer processing area as well as the well house near the main dwelling. Theres another shed near the second dwelling that is in need of repair. Also a second well house near this dwelling. Both well houses have water storage tanks in them.
Water: There are two water wells located on this property. The well near the main house is operational though little is known about strength or depth. There is a submersible pump in this well. The second well is not in operation at this time and present owner has not tried to put in working order. Wells in this area are generally weak, averaging gal. to 2-3 gallons per minute.
Wildlife: There is a surprising amount of wildlife on this tract due to the food plots when in production and the two dry creek beds that transverse the property. Lots of whitetail, axis, wild hogs and turkeys in the spring. If fields were planted in a seed crop, there would be excellent dove hunting.
Minerals: No minerals and no production.
Summary: This is a very desirable small ranch with above average hunting opportunities and housing for the area. Most tracts in this area are of this size or larger.
