PRICE REDUCED!! If you are looking for a quiet getaway retreat property with a twist of rare uniqueness, this property may be just what you're looking for. Located only 1 hour west of the Twin Cities and 15 minutes from Litchfield, this island property is 27.2 deeded acres with 20 acres of actual land located on Sioux Lake and provides an absolutely unique setting to build a secluded rustic retreat cabin. Sioux Lake is a shallow basin known more for its waterfowl opportunities and historically, this property was utilized as a waterfowl camp with years of memories watching the fall migrations. But waterfowl hunting isn't the only recreational opportunity. Sioux Lake is also connected to Greenleaf Lake, which, being deeper, provides multi-species fishing opportunities for walleye, crappie, sunfish, largemouth bass, northern and perch. According to the DNR report, walleyes have been stocked annually since 2007. A population assessment was conducted in 2012 with a total of 40 walleyes being caught in DNR test nets providing a 6.7/net catch rate, which indicated a high population was present. For comparison purposes, the 2006 assessment showed a catch rate of 0.3/net. More impressive was the reported size of the walleyes sampled with an average length of 19 inches. Crappies and northerns also had population increases of 21% and 26% respectively in the 2012 assessment. Greenleaf Lake is extremely undeveloped and provides an even bigger feeling of solitude. This is due mainly in part to the 385 acre Greenleaf Lake State Recreation Area (see map at the end of the photos for the property) that encompasses the vast majority of the land around the lake. This area is open to archery hunting for whitetails. Speaking of whitetails, would you believe that there is a legitimate chance of shooting one off of this property? It didn't hit me until the current owner showed me proof and explained how the smart deer move out to the island when pressured. So, whether your desire is an isolated hunting or fishing camp or simply a unique getaway location, give me a call and we'll schedule in a boat ride to check it out!
