The ranch has multiple build sites as electricity running north and south is readily available. The perimeter consists of low fence in average shape currently holding cattle, while two sides are game fence that would allow enclosing to be more affordable. LOCATION

The 3 Bar D Ranch North is only 10+/- miles west of Yancey, Texas, which is only 50+/- miles southwest of San Antonio in desirable southern Medina County on the northern Frio County line, with the southwest corner in Frio County. The ranch is accessible from the intersection of CR 2200 and CR 731, following paved CR 731 for 8+/- miles, where it dead ends into a 2+/- mile dirt easement road in good shape. Access is by deeded easement, which enters the property and runs along the eastern perimeter to tracts north and south.

The ranch is about 10+/- miles from Yancey, 22+/- miles from Moore, 25+/- miles from Hondo, 35+/- miles from Pearsall, 50+/- miles from San Antonio, and 139+/- miles from Austin.

LAND

This property has flat to gently sloping terrain with a nice ridge viewpoint ranging in elevation from 680+/- ft to 720+/- ft. The ridge rise in the northeastern quadrant offers long-range views to the north of the Texas Hill Country and brush country east, west, and south and would be ideal for a building location not far from the front gate entrance and electricity. The north part of the ranch is red sandy loam soil with some gravel on the ridge. This property is about 80% brush, with the remaining land being native open country.

IMPROVEMENTS

The modern one-bedroom manufactured cabin has a kitchen, a bathroom, and a small living room with a very nice covered front porch with a rock fireplace. A carport with an enclosed garage is next to the cabin. The cabin provides a place to stay while building and could later be a foreman's or guest's home.

Electricity runs along the north boundary, south boundary, and up the middle of the ranch from one end to another, accommodating additional build sites and new water wells with minimal utility connection expense.

WILDLIFE

3 Bar D Ranch North has an excellent diversified wildlife habitat, and the Seller reports healthy populations of Bob White quail, mourning dove, and Rio Grande turkey, along with a solid population of whitetail deer and wild hogs.

WATER

The ranch features one domestic water well located at the cabin. Per the area water well company, the water on this property is about 500+/- ft deep with static levels of about 150+/- ft. At least three small surface ponds are dispersed around the property with a water line and several cattle water troughs for supplementing water year-round.
