RANCH IMPROVEMENTS: Approximately 55% of the ranch is highfenced with crossfencing. Excellent pipe working pens for cattle. 18 pastures. 8 water wells and 25 water troughs.

WATER: There are 8 water wells on the ranch, 4 electric, 2 solar and 2 windmills. These 8 wells provide water to the 25 water troughs and the Headquarters. They are believed to be 200 feet deep and supply the entire ranch with potable water. There is a Carrizo well in the northwest corner of the ranch that was drilled a few years ago by Slumberger. The well is believed to be 5000 feet and could be a back up water supply to the entire ranch. The well is currenly not in working order, but could be a valuable asset once repaired. There are 4 earthen tanks on the ranch, with two only holding water during wet times. Hill Creek traverse the property providing run off and drainage through the middle of the ranch.

WILDLIFE: The ranch has been under MLDP (managed land deer permit) for the past 4 years and has had two well-known wildlife managers during that time. The ranch has all necessary browse to grow very large bucks and carry an abundance of game. With water every 250 acres, the wildlife does not have to go far to get water. Wildlife includes whitetail deer, turkey, quail, dove, javelina, hogs and varmints.

VEGETATION: The Encino Ranch was formerly a showplace cattle ranch capable of running 800 cow-calf pairs. During this time apparently 50% of the ranch was cleared to create grasslands. Over the years, the brush has re grown in these areas providing more quail-type habitat and lighter cover. The remainder of the ranch consists of original virgin brush. Brush species include black brush, guajillo, persimmon, granjeno, guayacon, white brush, and many more. Large mesquite and oak trees are present throughout the ranch. The ranch is named after the 100-year old oak tree just east of headquarters. The ranch consists of Buffle grass and many other grasses.

ELEVATION/TERRAIN: The land traverses from sandy mott country and open bottoms up to large rock outcroppings that form unique high points. The northeast part of the ranch is similar to the mott country seen in the Hebbronville area. The property has range elevations from 241 feet to 400 feet.

MINERALS: Seller will convey 25% of owned mineral interest. There are currently no leases in place or production on the ranch.
