The portion of the ranch north of hwy 72 is 391 acres. Its northern border is on the Calliham State Park property which does not allow hunting and is covered with heavy brush. The eastern boundary is on the James Daughtrey WMA which does not allow deer hunting. This creates a huge area for unmolested deer to be attracted to this property making it hunt like a much larger ranch. Two large ponds are on this northern tract (which did not go dry in last years drought and are currently full) providing for excellent dove hunting and the unique ability in South Texas to hunt ducks over decoys. With Choke Canyon only yards away, there is an unlimited supply of ducks flying over the property. The property has allowed regrowth for the past three years with no grazing and there is a lush stand of native grasses and mesquite providing excellent quail habitat. There are also several large stands of old growth mesquite for further deer cover. This portion has good cross fencing with municipal water and electricity.
