The portion of the ranch north of hwy 72 is 391 acres. Its northern border is on the Calliham State Park property which does not allow hunting and is covered with heavy brush. The eastern boundary is on the James Daughtrey WMA which does not allow deer hunting. This creates a huge area for unmolested deer to be attracted to this property making it hunt like a much larger ranch. Two large ponds are on this northern tract (which did not go dry in last years drought and are currently full) providing for excellent dove hunting and the unique ability in South Texas to hunt ducks over decoys. With Choke Canyon only yards away, there is an unlimited supply of ducks flying over the property. The property has allowed regrowth for the past three years with no grazing and there is a lush stand of native grasses and mesquite providing excellent quail habitat. There are also several large stands of old growth mesquite for further deer cover. This portion has good cross fencing with municipal water and electricity. Several older houses and barns are also located on the norther portion.

The southern portion of the ranch is 470 acres. There are 5 ponds on this portion, with only one going dry during the drought last year. This portion has allowed for overgrowth for the past four years (it is currently grazed) providing for large stands of overgrowth mesquite throughout the property along with several large stands of old growth mesquite providing excellent whitetail habitat. The duck and dove hunting on this portion are also excellent with the water provided. The land is cross fenced with nine sections and a municipal water line and electric line running down the middle of the property. It is ready to be turned into a showplace quail ranch with access to water stations and grazing control throughout the property.
