Location. About 12 miles southeast of Brady, between Brady and Llano. It is on Hwy 71, so it has paved frontage.
Terrain. The surface is gently rolling, with a shallow draw through the middle of the acreage. It has a heavy brush cover, with a few live oaks, and primarily mesquite, some cedar, and prickly pear.
Improvements. The property is completely fenced with net and barbed wire, in generally very good condition. This is the only improvement on the place.
Water. Water is on the property through a pipeline from a neighboring property. A surface stock pond had been built that does not hold water very well.
Wildlife. Native wildlife are plentiful, including whitetail deer, dove, and varmints
