The garage is oversized (728 sq ft) and insulated. The exterior of the lodge and garage is Hardi-Plank style board and bat and the interior,porch and garage have stained concrete floors. The house has a Mueller house grade standing seam roof. The walls are 2X6 filled with blown cellulose, vinyl double pane windows and a J-box wired for satellite in five rooms.

The ranch is rectangle shaped with 1740 feet of highway frontage and over a mile deep between big ranches. Starting with the ornate automatic gate entrance, you enter a 10 acre house trap which has the lodge and two barns. One barn is a 30 by 60 foot open sided for vehicle and equipment storage. The other one is a totally insulated 30 by 50 foot barn with concrete floor, 110 and 220 wiring, two overhead doors and plenty of inside and outside lighting. The ranch has two water wells. One with a half horse power pump and large reservoir, and the other a windmill which pumps into an 820 gallon trough. The reservoir supplies water to three concrete troughs.

There is over a mile of new 50 year brand fence, nine 16 foot gates, cattle pens, 8 acres of Tifton85, and two stock tanks. The entire ranch was sprayed for cactus in 2008 and had almost a 100% kill. Except for the front field and a small Willman grass field, the ranch has a good cover of live oaks, cedar and mesquite. Much of the mesquite has been cleared. The creek meanders the entire length of the place and the wet weather spring runs its entire length during ordinary times.

There has only been two hunters on the ranch since 2005. Hunting consists of white tail deer, feral hogs, and turkey. 100 % of the minerals are still owned and are negotiable. The property is in the Mason County School district.
