Improvements: The ranch is divided into two pastures with one 715 acre pasture being completely enclosed with high fence. The ranch also includes a series of underground water lines serving 5 irrigation risers to be used to establish and maintain food plots. A tributary of Ceurvo Creek also crosses the ranch and serves as a water source for the lake. The lakes level can also be maintained with water from the irrigation canal system. Vegetation: This ranch also includes a diverse and attractive vegetation which is needed to produce large deer. Brush species include Guajillo, Guyacon, Blackbrush, Granjeno, Whitebrush, Persimmon, Huisache, tasajillo, prickley pear, etc. Elm and Hackberry trees can be found on the creek drainages and mesquite trees are scattered across the ranch.

Wildlife: Due to the water and excellent brush diversity, this ranch produces an abundance of native wildlife. The ranch is enrolled in the MLD III program and whitetail deer genetics have been introduced to the ranch.
