This long, narrow shaped tract of land is located approximately 11 miles southwest of Matagorda and 8 miles southeast of Palacios along the intercoastal canal. The tract fronts Matagorda Bay and stretches northward across the intercoastal to the west side of Mad Island Lake. Access is only by boat or air. The property is similar to the Peninsula East and West tracts. The land consists of mostly low lying salty marshland, sand dunes and beach.
Property is adjacent to a natural gas loading facility on the southwest side and surrounded by nature Conservancy Land and Mad Island Lake on remaining sides. The property has frontage along the north and south sides of the intercoastal canal for approximately 930'.
