Mason is 20 minutes east, sizzling Fredericksburg (world class shops, restaurants, hospital, jet airstrip, box stores) is 50 miles SE, and Austin and San Antonio (international airports, universities, medical centers) are each about 100 miles drive from the ranch. WATER: Spring-fed Gunstock Creek flows through the ranch for almost mile, and has never stopped flowing according to old area ranchers. This awesome, small creek gurgles over solid rock bottom, with beautiful waterfalls and rock flow paths carved into the fern-lined limestone. It flowed through the Great Drought of 2011, and continues to flow today (August 6, 2012), and offers the opportunity for a small impoundment.

A permanent spring also emanates from the site, trickling into a small pool beneath a monster, heritage liveoak tree. This water is not high volume, but extremely reliable and steady, and in a gorgeous setting of monster pecan trees, liveoaks, walnuts and sycamore that is simply breathtaking. In many locations, the huge trees are backed by sheer limestone/ironstone cliffs of up to 40 feet in height.

LAND: This is typical Mason Hill Country, rolling land with lots of scenic cliffs, and good overall cover of oak/cedar/shrubs, with the bottoms hand cleared to look like city parks. Overall elevation change on the property is about 200, and the lay of the land is perfect for seclusion in the primary usage areas along the creek. Other than the bottom clearing, the land remains in primitive state, with no roads other than Jeep trails. Distant views of the Blue Mountains are had from the southern ridgeline, and there are several ideal cabin sites offering either distant views, or water views/sounds.

This small dynamo is loaded with game, including whitetail deer, turkey, feral hogs and varmints, and has not been hunted in 5 years. Songbirds are abundant as well, and minnows and small fish are found in the creek pools, a testimony to the permanence of the flow.

Cliffs with wind caves are located in several areas of the ranch, and the rock and artifact hunting is simply world class. One can spend an entire weekend on this place and not see everything!

IMPROVEMENTS: There are no improvements other than perimeter fencing (poor to fair) and an awesome stone patio with firepit in center, located by one of the noisiest waterfalls. Central Texas Electric is on site, ready for meter.
