The Cypress River Ranch is in the highly desired region of Northeast Texas and is conveniently accessed off of paved FM road 2208, just 2.5 miles from downtown Jefferson, 45 minutes to Shreveport, 2.5 hours from Dallas, and 4 hours from Houston. Jefferson is a river port city with an extremely rich Texas history that serves as the county seat for Marion County. Numerous annual historical and tourism events that happen in Jefferson and the surrounding area that add to the rich heritage and charming environment surrounding the ranch.
Historical Significance:
The ranch possesses unmatched, early Texas historical significance with Caddo Indian and early Texas settler evidence founds all throughout. Archaeologists have determined at one point there was an entire Indian village of the Caddo nation located on the ranch, with evidence ranging from the many different Indian mounds, to historic trails, ceremonial mounds, and arrowheads. There is a 2.5 mile +/- long historic Indian trail on the ranch dating back to 1542, during the DeSoto Moscoso expedition. The trail was made more well known in 1807 as Nicholas Trammell started using the trail for his smuggling routes and is now commonly known as Trammells Trace. Wagon wheels and other articles dating back to the mid 1800s have been found along the different cuts along the trace within the ranch. Its amazing to think that that this gateway trail to Texas along the Cypress Bayou and the historical background this ranch possesses may have brought legends like Crockett, Bowie, and Stephen F. Austin straight through the ranch and into Texas.
Water:
The recreational water on the ranch is unmatched with close to 3.5 miles along the main Big Cypress Bayou and approximately 70 acres of surface lakes with flooded cypress creating an idyllic and scenic landscape unique to anywhere. The cypress lakes are home to a very large egret rookery and Big Cypress Bayou, which runs along the northern boundary of the ranch, connects Lake of the Pines with Caddo Lake. Cooperation between the landowner, Army Corps of Engineers, Caddo Lake Institute, and USGS has led to the pioneering reintroduction of the Paddlefish along the Big Cypress Bayou on the ranch. Over 2,000 feet of gravel bars were brought in to enhance the habitat for the paddlefish that were reintroduced and they have seen terrific success as a result.
Cattle:
The ranch is setup for a profitable cattle operation and has been managed intensively for this purpose. Numerous cross-fenced pastures allow for a rotational grazing system and an excellent stand of grasses such as Bermuda and Bahia in different pastures. The seller has been grazing Red Angus and crossing them with a Red Wagyu bull, creating offspring that is prime grade beef.
Land:
The land has an excellent mix of diversity, ranging from productive grazing pastures to river bottom timber and cypress lakes, creating an exceptionally unique recreational and working ranch combination. The topography is rolling, with long range views from the hilltops to deep draws and mature hardwoods as you near the river. The whitetail on the ranch have been intensively managed under the Texas Parks and Wildlife MLDP level 3 permits for many years and they have seen the quality of whitetail drastically improve over the years, with bucks regularly reported in the 140-150 class. The great balance of heavy timber, surface water, and diverse habitat is some of the best seen in the entire region. The surface lakes and bayou on the ranch is fantastic waterfowl habitat as well, with flooded cypress and other hardwood timber loaded with food for the ducks. Waterfowl hunts have been filmed on the ranch for television shows over the years.
