Welcome to Folsom Deer Camp! Whether you prefer deer or turkey hunting or just want to reap the benefits of owning and managing your own land, this property has it all. The rustic cabin was recently totally renovated and already has electricity connected to it. It is sealed tight and will keep you out of the elements all year long. Off the back of the cabin is a covered area that is currently used for storage. It could be used to expand the cabin, or it could be used as a skinning shed. There are also additional storage sheds for tools and ATVs, and the electrical pole is equipped with an RV hookup. Hodges water is available at the paved road, and high-speed internet is also available. The gate takes you down a long ridge with valleys off to either side. These ridges are covered in mast-bearing hardwoods, including red oaks, white oaks, and hickories, along with loblolly pine. This area is surrounded by clear cuts of various ages, creating ambush points between bedding and feed areas. There are 3 food plots, 2 ladder stands, and 2 newly refurbished shooting houses, so all you have to do is show up and hunt! The "back 40" of the property was logged around 15 years ago, creating bedding cover and woody browse. We found numerous rubs, scrapes, and tracks while walking this portion of the property. Near the southern border of the property is a creek that runs 365 days per year, and is fed by numerous springs. The loggers left a nice wide SMZ here, creating another travel corridor for wildlife. One of the many highlights of this property is a small waterfall that tumbles over a rocky bank. You can hear this waterfall well before you can see it, and it is very relaxing to listen to. The current owner of this property takes joy in managing the property for deer, turkey, and other wildlife, but very rarely hunts. The results are unpressured deer that find sanctuary on the property. This tract is easily accessed from Highway 29 and is only 15 minutes from I-22. The town of Hamilton has restaurants, grocery stores, and hotels. Please contact listing agent Spenser Bradley for information and a tour, NO entry is permitted without prior permission.
