These soils are exceptional and partly because of the Stanford's use of no till for more than 30 years. The organic matter gained from the no till practice should be very evident. Access to the property on the south will be given by an Ingress & Egress easement and transfer with the deed. If one would choose to they could make access from the west or have their own access via a creek crossing on the east. The easement creek crossing is cement and very well constructed for heavy usage.
