The property is located along the lower flanks of Penobscot Mountain, a long and prominent Appalachian ridgeline, and adjacent to the Susquehana River. A small finger ridge protrudes from the mountains lower elevations and defines most of the western half of the property. These two ridge zones are bisected by a scenic, year-round stream that cascades over moss-covered rocks as it makes its way into the nearby Susquehanna River. The river, known regionally for its excellent bass, walleye and muskellunge fishing opportunities, can be accessed from the property by foot or from a public boat launch in nearby Shickshinny Township

The propertys diverse Appalachian hardwood timber resource can support a variety of ownership objectives including acorn production for deer hunters, recreation, aesthetics, firewood production, and the high-quality sawlog production for which northeastern Pennsylvania is renowned, providing supply to world markets. The forests predominantly well-drained upland terrain has led to a resource dominated by hardwood, primarily of red, white and chestnut oaks. Stem quality forest-wide can be considered excellent, with the forest containing an abundant future hardwood veneer resource.
