This farm lays very well and has large continuous fields as you can see in the aerial pictures. With higher than county average CSR, good access, and a well-cared for property, this farm would make an excellent add on farm to an existing operation or investment tract.
HUNTING DETAILS
For an investment minded hunter, this farm has the best of both worldsgood income and great hunting. From an aerial view, you might not appreciate the habitat and huntability. However, if you notice the timbered fingers connecting this farm to approximately 400 acres of NO HUNTING to the East, it makes since why there are so many deer using it. This large sanctuary provides a great bedding area to hold huge numbers of deer and most all of them are feeding on this farm or traveling through the timber draws during the rut. Trail camera pictures show just a glimpse of the great age structure on this farm from young bucks with huge potential to some nice trophy sized deer. The number of deer using this area as a destination food source is incredible. When walking the farm, we saw over 25 feeding in the corn right across the road. With a few strategic pockets of standing grain and clover strips, this farm will be fantastic all throughout the season. The recent Timber Stand Improvements to increase bedding will only make it better as time goes on too.
Note too, if desired, the owner would agree to survey off the SE bottom field with surrounding timber and keep that as a small hunting parcel.
