There are three irrigation wells that pump around 500 gallons a minute combined. The wells and pivots were tied together with all new 6 inch pvc line in 2019 and new pumps were installed in the wells in 2021. There is one domestic well that supplies the water trough that pumps around 10 to 15 gallons per minute. The east half of the property falls off into the Blackwater Draw and is very unique part of the property. The northeast pasture has two dirt tanks approximately 70 acres of native pasture and 90 acres of dryland cultivation in the bottom of the draw. The southeast pasture has one dirt tank and 96 acres of native pasture, 27 acres of grass planted in 2021 and 37 acres of dryland cultivation. A saltwater disposal is located on the south side of the property and will pass to the new landowner. This pays $6,000.00 year. There is one pumpjack on the north end but no minerals will convey. All the farmland on the Sears was used to plant cotton for years but in the past 3 years only crops suitable for grazing cattle have been raised. The property does have a small herd of mule deer that pass through and in the past two years duck and dove hunting has been leased out.
