Pennington Creek Cemetery is located on the ranch and as of the date of this writing, according to the current owner, no one has ever inquired about visiting it.
Water: The most impressive attributes of the ranch is the water. Pennington Creek is a small spring-fed stream that runs for approximately 3200 across the ranch. The opportunity for an impoundment on the creek to create a larger body of water would be excellent. The Llano River is on the Southern border and there is approximately 4000 or .76 miles of frontage. Currently, the water flow is on the South side of the streambed (far side of the river from the ranch) but the Llano River is known to change courses often with flooding because of the large amount of sand. A large hole of water near the Southeast corner of the ranch is home to hundreds of bass, catfish, and carp. The ranch has five ponds, four are about a acre in size or less and the other, near the cabin, is about 2 acres. The larger of the two could probably be re-worked to create a larger body of water.
Access: The ranch is accessed via State Highway 29. There is approximately .44 of a mile of frontage on the Northern border of the ranch.
Improvements: The ranch is completely perimeter fenced and is in good to fair condition. Electricity is provided by Central Texas Electric Co-op and runs in an East/West direction through the middle of the property. A 2000 sq. ft. metal-sided hunting cabin on a concrete slab exists for storage of equipment and overnight stays. There is one water well on the ranch that serves the cabin and is powered by an electric submersible pump.
Financial: $3717492/or $6995/acre. All owned minerals to convey. 2014 ag-exempt taxes were $676. Preliminary title work and survey have been ordered by seller.
