LOCATION: Located less than 10 miles from the Horseshoe Bay Lake Resort & community with Highway 71 frontage, you can't miss this ranch as you drive by the Packsaddle Mountains with the infamous "falling rock". Horseshoe Bay's Airport is located within 13 miles being one of the largest private airports in the United States. Its 6,000foot lighted airstrip can accommodate private aircraft and corporate jets up to a DC9. Shopping, restaurants and hospitals as well as supplies, local charm and basics can be found within 20 minutes either way from the ranch in Llano, Horseshoe Bay or Marble Falls. The historical German town of Fredericksburg is within an hour of the ranch where you can enjoy a variety of restaurants, shopping and art galleries. Austin is less than 60 miles East on Highway 71 and San Antonio is approximately 85 miles South on Highway 281.

HISTORY: Packsaddle Mountain is a fascinating landmark named after the saddle-like appearance provided by its peaks. The majestic mountain range stands approximately 5 miles southwest of Kingsland in eastern Llano county on Highway 71 and is of interest to both historians and geologist. Famous for the region's last battle with Indians in 1873 which took place on the most eastern part of the mountains, it is thought that the Spanish mined the mountains for gold and silver prior to the Texas Revolution. Intriguing traces of gold, silver and other minerals have been reported in the sands of Honey Creek and the mountainside. Prospecting on Packsaddle Mountain renewed interest in gold mining in Llano county in the 1920s, but with no lasting result.

A historical landmark, the mountain range was the site of the last major Indian battle in the area. The fight on Packsaddle Mountain was precipitated when a woman from the Moss Ranch came into the ranch house with an arrow sticking out of her side. A party of 8 ranchers, including W.B. Moss and his 2 brothers, was raised to pursue the Indians. They found some 21 Indians encamped on Packsaddle Mountain. What ensued became known as the Packsaddle Mountain fight. The ranch ownership stayed within the Ligon family until 2010.

TERRAIN & IMPROVEMENTS: The terrain of the ranch has many personalities as one might imagine. The ranch has rolling bottom lands with high grasses, wildflowers and soils ranging from shallow and stony to deep, fine, sandy loams. The highlight of this ranch is the truly outstanding part of the Packsaddle Mountain range found within the perimeter of the property. These mountains have so much history whether fact or legend, truly unique and a true pride to call your own. The ranch has everything from huge majestic Oak trees to Mesquite, Ash Juniper, Cedar, Pecans and heavy native brush providing an excellent habitat for wildlife.

Massive granite outcroppings and cliffs add to the beauty of the landscape. Elevations ranging from 900' to 1400' give you phenomenal uninterruped 360 views including those overlooking Lake LBJ. The mountian tops have jeep and UTV roads to the crest of each allowing adventurous treks across the interior of the ranch.

The ranch is conventional fenced on the front 150 acres along Hwy 71. Approximately 900 acres of the ranch is under high fence with cross fencing and automatic gates.

There is a large deer pen and an additional wooded pen thought to be 8-10 acres each. The ranch along the creek is all conventional fencing.

An older 3 bedroom, 3 bath lodge overlooks Honey Creek's rustling rapids from the bluffs providing endless entertainment. There is a 2 bedroom, 1 bath Mountain Cabin that is deep within the ranch and very remote. As one might say...."If you want to hear a rooster crow you better bring your own rooster."

Various roads traverse the ranch from those easily accessible by vehicle to the Jeep/UTV trails.

Aoudads, whitetail, hogs, and turkey call Packsaddle home as well as the Red Deer and Oryx that were added in the recent years.

WATER: Packsaddle Ranch is blessed with approximately 4000+/- ft., both sides of LIVE WATER Honey Creek featuring deep swimming holes and waterfall rapids, all easily accessible from the wooded banks. Honey Creek is home to catfish and bass, all ready for the fly fisherman inside you or those who would like to just drop a cork bobber in with your cane pole. Owning both sides of this traversing creek provides you a private setting that is simply stunning. Granite bluffs and large Oaks keep charge of the mysteries on Honey Creek providing an environment of intrigue invisible to the outside world.

Also present is a spring box behind the Mountain Cabin that flows continuously feeding into a seasonal draw. There is currently 2 wells (no well logs) on the ranch with a storage tank and waterlines piped to numerous troughs, the Mountain Cabin and the Creek Lodge. Numerous ponds and burmed tanks are located throughout the ranch.
