Description:
This is the ranch that most people dream about but never have the opportunity to own it, because they just do not become available. The current owners have taken a diamond in the rough and polished it even more. It is one of the cleanest ranches I have been on. The ranch has an extensive road system. The roads are wide and in great shape allowing for easy access throughout. Driving through the ranch you get a feeling that it is much larger because of the beautiful rolling terrain. There are some spectacular views allowing you to see for miles. The majority of the ranch is covered with virgin mesquite, guajillo, blackbrush, sage, and mountain laurel. Many food plot areas have been developed allowing for a great supplemental opportunity in wetter years. The hunting potential is truly the heart of this ranch. The ranch backs up to a 5000+ acre ranch that does not allow hunting ...
The ranch backs up to a 5000+ acre ranch that does not allow hunting enhancing the overall potential for quality animals. The current owner harvested an old deer with a 6" drop tine last year and has seen at least 2 more with the same genetic characteristics. The owners are the only 2 people to jhave hunted and managed the property for the last 4 years. They are seeing some really nice whitetail deer because of their efforts. The ranch is also covered with quail, especially in years of average rainfall. White-winged dove hunting has also been exceptional. This is without a doubt a ranch that will fit any avid hunter or nature lover.
Improvements:
There is a cozy little ranch house that has a beautiful fireplace and a loft. The house has all the amenities needed to be able to get away and enjoy your time on the ranch. There is also new interior fencing and a set of cattle pens that the current owners just had built to enhance their capabilties for running a small cattle operation. A very nice covered 3 stall horse barn has also been built to add to the recreational value of the property.
Utilities:
The ranch has electricity provided by Nueces Electric. The average utility bill has been approximately $110.00/month. They also have satelite television. The house is on a septic system.
Water:
There are 2 water well on the ranch. One needs to be tested to see if it could be restored to working condition. It is believed the other well is a Carrizo well that feeds the house, 1 small tank, and 4 water troughs on the ranch. There is a new tank that was just built close to the homesite and will be a great addition when the blessings of rain come again.
Minerals:
None conveyed. There is currently no production and the ranch has never had the intrusion of an oilfield operation.
