PROPERTY Seller says there have been two farmers who have leased the back 52 acres, one grew rye grass and the other grew tall fescue. Both raised the crops for seed but agreed beforehand to use seed species that were endophyte-free. Buyer should have soils & forages tested to verify.
The balance of the land was then used for hay and cattle grazing. Seller is not sure about exact hay yields but believes that one year that he'd hayed the whole place, he ended up with about 8,000 60lb bales (240 ton). He sold some right out of the fields as horse hay for $125 a ton and also put some in the barn. Horse hay buyers liked it. He's fertilized for hay twice in the 10 years he's owned it and had it sprayed for weeds twice.
