Location: The 897-acre West Hills Ranch is located in Star Valley, which is an hour south of Jackson Hole, Wyoming. This picturesque, mountainous valley was settled in the late 19th century. It was proclaimed the Star of All Valleys by its settlers for its natural beauty and landscape. At 5,600 to 7,000 feet in elevation, the valley is approximately 14 miles wide by 50 miles long. Throughout the early part of the 20th century, agriculture became the focal point of the local economy with an emphasis on dairy farms. Star Valley has become highly sought-after real estate due to the exceptional fishing and hunting in the area. A 7,200-foot-long airstrip that can accommodate private planes is located east of the ranch in Afton, Wyoming. Commercial air services and todays modern conveniences are found in Jackson Hole and Idaho Falls. Salt Lake City is a 4-hour drive south of the ranchs front gate. Star Valleys premium location is due in large part to its proximity to Jackson Hole and Grand Teton and Yellowstone National Parks.

Acreage: The West Hills Ranch has modestly sloping hillside ground. It is located along the Idaho and Wyoming border. The property lies predominately on the east, southeast facing aspect of the hillside. Large open pastures of native grasses and sagebrush are intertwined among large stands of aspen and conifer trees. The trees provide excellent habitat for wildlife as well as needed shelter and shade for foraging livestock. The ranch has perimeter fencing as well as some interior pasture fences. They have been kept in good working condition by the current ranch manger. Numerous natural and man-made water features exist on the ranch providing easy access for both livestock and wildlife. Traditionally, this ranch has been run as a cattle ranch with an owner rating of 66 pairs for the summer months.

Improvements: The improvements on the ranch include a main home and an outbuilding located in the heart of the ranch, overlooking the valley floor. The cozy 3-bedroom 2-bath, 3,400 sqft home was built in 1993 and remodeled in 2012. The owners continue to upgrade the residence as needed and keep the home in excellent condition. In addition to the main home there is a 2,000 sqft metal outbuilding with water and electricity that was built in 1994. It is used for equipment storage.
