Flatnose Ranch East

Great farm in Southern Nevada with approx. 495 acres of water rights from 3 underground wells and from Flatnose Spring. Currently there are approx. 176 acres being irrigated by 4 center pivots and approx. 40 acres of new seeding irrigated by handline. The spring is reported to be approx. 600 gpm and it is run into a 10" pipe that serves the length of the property. All of the crop is Alfalfa which normally produces 5-5.5 ton per season. In addition to the crop income the farm normally gets landowner deer tags that sell for $10,000 each. Usually the ranch gets 3-6 tags. This is a fairly scenic area and Echo Reservoir is a short distance away. Schools are in Pioche and Panaca.
