Savade Pond Forest an expansive forest with frontage on two inland ponds. Located in the pastoral Sheepscot River Valley, the property is less than 20 miles east of Augusta and the seacoast towns of Rockport and Camden are less than 30 miles to the east. The parcel is just off a quiet, country road bordered by fields, forests, small family farms and modest rural residences. Several miles of interior gravel roads, mostly in drivable condition, provide convenient access to nearly all sections of the forest. Savade Pond is 60 acres in size, sparsely developed and suitable for swimming, boating and fishing. Both ponds can be accessed via the internal roads to within 300-2,000 ft of the shorelines; the balance of the distance is covered by a grassy trail that could be upgraded to accommodate vehicles. Additionally, the southern end of Savade Pond can be accessed via a right-of-way for boating.
The rest of the property consists of brooks, wetlands and low-profile ridges and soils outside of the riparian zones are very well-drained. The forest resource is nearly an equal mix of softwood and hardwood specieswhite pine, eastern hemlock, red spruce, red oak and northern hardwoods such as beech, birch and maple. Much of the tract was thinned three years ago, leaving stems in the pole to small sawtimber size classes with white pine and hemlock comprising a majority of sawlog size classes. A 2011 timber inventory that was adjusted for growth suggests a property-wide Capital Timber Value of $405,400.
