The property features timbered mountainous areas, meadows/pastures and Silver Creek flows through the southern edge of the property.
Main Lodge/Home
The home features; Radiant floor heat under the hardwood & concrete flooring, on-demand hot water heaters, reclaimed barn wood accents and solid wood interior doors. The kitchen features professional grade appliances, including, a refrigerator/freezer, Vulcan range and working antique cook stove. The sauna and continuous wave swimming pool offer the owner a place to exercise and relax any time of year. The great room has radiant floor heat, a vaulted ceiling, wood stove and large picture windows. The loft is over 635 sq. ft. it is conducive to being used as a master bedroom and large sitting area. The entire property steeps with architectural detail; reclaimed barn wood, tin and rock amplify the beautiful mountain setting.
Outbuildings
The property also features two spectacular out buildings. The main garage is 1260 square feet and has room for vehicles and all your toys. Detached there is another building with an attached green house. You could use it as an area for equipment storage; turn it into a large second living area or possibly a barn. All out buildings are Corbond insulated and have radiant floor heat
Alternative Power
Totally self-sustained, the power is produced naturally by wind and solar as well as a backup propane generator.

Solar System and power system.
BBC has 16 Kyocera 165 watt solar panels mounted on racks angled to the South. They are controlled by two Outback 48VDC chargers. The chargers are connected to the 48VDC Battery Bank.
There are three, 700 watt wind generators, each with its own charger.
Connecting to the system is a Propane powered Kohler 12kw generator.
The power is distributed by two 4000 watt invertors and feed into the regular 120vac-240vac Power panel.
The basics of the power system operation are; the solar or wind have priority. Anytime that sun or wind is available they charge the battery bank to full charge, if there is no power demand. If there is a power demand they will fill that first. The batteries operate from 48VDC to 56VDC. If the Solar or Wind is not enough to meet demand and the battery voltage drops below 48VDC, the generator will come on automatically and provide the needed power and charge the batteries simultaneously. The Generator will turn off when the batteries are fully charged or the solar panels or wind generators take over.
Mineral Rights
The property is comprised of six different mining claims. There are abandoned mines on the property. All mineral rights appurtenant to the property and owned by the seller will convey to the buyer at closing. Mineral rights are not guaranteed. It is the buyers responsibility to conduct a mineral search.
Water Rights
Backcountry Base Camp has two water rights. All water rights will transfer at closing.
Conservation Easements
Backcountry Base Camp does not have a conservation easement in place. It is the buyers responsibility to determine if a conservation easement is beneficial for their situation.
