The Antelope Ridge Ranch is located in the prairie grasslands of Southeast New Mexico in Lea County. It is approximately 40 miles southwest of Hobbs, New Mexico along the Antelope Ridge and San Simon Swale. One can access the Ranch Headquarters by traveling South and West from Hobbs on US Highway 180 then south along various paved state highways to a gravel county that runs in front of the ranch headquarters (approx. 1.5 miles from paved road).

II. PROPERTY DESCRIPTION
The Ranch consists of flat to gentle rolling hills covered with native grasses and mesquite. A well provides year-round water to numerous livestock tubs through miles of underground pipeline. Antelope Ridge and San Simon Swale along with the San Simon Sink Hole are all located on the ranch. Some of the wildlife that could be found on the ranch includes abundant quail, dove, mule deer, antelope (presently 3 landowner permits every other year), coyote, the occasional mountain lion and bob cat.
The headquarters area includes a large barn, working pens and corrals. The main house (presently occupied by ranch caretaker) consists of a 3-4 bedroom, 2.5 bath ranch style manufactured home of approximately 2,600 sq ft. A well appointed 2 bed, 1 bath hunting lodge sits east of the large barn.
III. MINERALS
The Antelope Ridge Ranch is being sold as surface rights only as the minerals have been reserved many years prior to the present ownership. Income is generated by the sale of caliche, water, easement and damage fees. From June 1, 2005 to April 20, 2006 the income from these sales and fees was $335,009.50.
IV. WATER
The Antelope Ridge Ranch has very good livestock watering provided from numerous stock tanks throughout the ranch serviced by underground water lines and a few windmills. Potable water to the headquarters is provided by the same well and all water is reported to be of excellent quality.
V. CARRYING CAPACITY
The carrying capacity is estimated to be between 800 to 1200 cows depending upon the season. The present owner is running about 900 head for the 2006 season.
VI. GAME
The Antelope Ridge Ranch has abundant quail and dove plus mule deer, antelope (game dept presently issues 3 landowner antelope permits every other year to the ranch), Jack rabbits, cotton tail rabbits, coyote, and the occasional mountain lion and bob cat. The present owner may consider leasing the hunting rights back under the right terms and conditions.
