The west property corner bounds the 1.5 million acre Ouachita National Forest, which provides direct access to thousands of acres of hunting, hiking and camping. The land is completely covered will mature timber that is native to south eastern Oklahoma including a wide variety of oak trees, red bud, dog wood, sweet gum, elm, eastern red cedar and native shortleaf yellow pine. Note there is some marketable pine saw log timber on the property which could be managed and harvested for a potential future income stream if desired.
Access: The south side of the property fronts US Hwy 259 for approximately mile so the property has legal access. There is an all-weather gravel drive across the property to the cabin. Also there is a locked pipe gate off Hwy 259 for security.
Cabin #1: There is a 16 foot x 28 foot cabin on the property that the present owner constructed around 2010. This cabin is very well constructed with no short cuts being taken when it was constructed. The cabin exterior walls and roof are covered in low maintenance galvanized steel. The cabin walls were constructed from 2 x 4s and treated 2 x 8 floor joists on 16 inch centers were used to build the cabin floor. The interior ceiling of the cabin is insulated and finished. There is a wood stove inside the cabin for heating which is included. The cabin is wired and has a solar panel, battery bank and inverter to power all internal lighting. Also there is a generator building about 100 feet away from the cabin where a gasoline generator can be placed to power the cabin if a window AC unit is needed in the summer months. All electrical wiring and switching are installed so that the generator can easily be used. There is a 10 foot x 10 foot screened in porch on the west side of the cabin. Also there is a four wheeler and generator storage area underneath the cabin.
Cabin #2: There is a 16 foot wide x 25 foot long A-Frame cabin located next to Cabin #1 that the current owners use for storage. This cabin is not finished out on the inside but could if the new owners need more sleeping space.
