LOCATION: Central Eastern Oklahoma in LeFlore County. The ranch is about 2.5 miles via country road from the city of Poteau. The city of Ft. Smith, Ark is about 25 miles. Tulsa is about 1.5 hrs. Oklahoma City is about 3 hrs. Dallas is about 4.5 hrs. The ranch borders along the Poteau river for about 2 miles which forms the West boundary of the property. LAND: 620 acres of deeded land currently used as a cow/calf operation. The owner reports this ranch will run 200 AUs plus furnish the winter supply for the herd. The land is about 80% river bottom (located within a 100 year flood plain) and as such consists of rich sandy-loam soils which are well suited to pasture, hay, fruit, berries, farm type crops and garden crops.
