This beautiful and unique tract is a MUST SEE! Very good ATV trails and interior woods roads provide excellent access for recreation and timber management. The topography ranges from broad, relatively flat ridges and bottoms, to narrow ridgetops rimmed by steep slopes and benches. There are currently two food plots managed for deer and turkey, but there are endless opportunities for additional food plots in the powerline right-of-way adjacent to the hardwood timber. In addition, a stream dissects the gorgeous western portion of the tract which is partially surrounded by tall limestone bluffs. The tract is easily accessed from road frontage on County Highway 288.

A mixture of merchantable pine and hardwood timber provides several management options. 20 plus year old planted pine covers approximately 70 acres. The pine stands are well stocked and are predominantly chip-n-saw. The balance of the timbered acres are also well stocked with beautiful hardwood timber ranging in age, species, and size from pulpwood products to mature oak and poplar saw logs. The overall timber volume of 75 tons/acre presents a perfect investment opportunity to generate quick returns on mature sawtimber while retaining younger trees to capitalize on a long term investment.
