Truly one of a kind! This ~65 acres is surrounded by Forest Service on all sides and accessed by half a mile of abandoned Forest Service Road that is gated at the county road frontage off of the North Fork Siuslaw Road. McLeod Creek runs through the property with approximately 3,696 feet (.7 miles) of creek frontage. According to ODF&W, McLeod Creek is one of the most pristine clear creeks along the entire Oregon Coast Range! Coho Salmon spawn in the creek during the fall/winter and steelhead spawn fall through spring. The creek is also home to coastal cutthroat trout, pacific lamprey, freshwater clams, and crawdads. There are multiple swimming holes and small waterfalls, along with a couple of larger waterfalls on Forest Service land visible from the road headed into the property.
Every March a herd of 14+ elk make their way up McLeod Creek and forage throughout this property, spending lots of time in the two meadows. They come and go until around December when they disappear for a few months, other than the occasional loan bull or cow that wonders through. Blacktail deer also visit throughout the year along with cougar and fox. The resident wildlife seen often on trail cameras and sometimes in-person, include black bear, bobcats, racoons, mountain beavers, rabbits, hawks, ducks, grouse and owls.
Most of the property on the north side of McLeod creek was logged around 1952. Since then, smaller patches of timber have been harvested throughout the property, last time being approximately 1994. Most of the timber is from natural regeneration of red alder ~50 to 70 years old, mature big leaf maple, Douglas-fir ranging from 30-100 years, and some scattered western red cedar. Other vegetation includes Cascara, salmonberry, thimbleberry, huckleberry, elderberry, blackberry, and so much more! Lots of wild edibles, also including oyster mushrooms, chanterelles, and chicken of the woods. The soils consist of mostly preacher-bohannon-slickrock complex, meda loam, and bohannon gravelly loam with an average site index of 127, ranging between 118 to 132. Great tree growing ground! There is no timber cruise.
The property is not zoned for residential use because of the F1 (important forest land district) zoning regulations. It's a great recreation property with timber investment benefit. Also perfect for the conservation Buyer wanting to enhance wildlife and fish habitat. Potential for income from a conservation easement or carbon credits.
