This property is located just off of Royal Ave, west of Green Hill Rd and boasts a feeling of being way out in the country with expansive views and very few neighbors, but is really just a couple minutes from town.

Acreage Description:

The lot is level, and useable and seems to drain very well as you'll see when you visit the property. It's currently occupied by 5 horses and 2 mini donkeys. It's not in the flood plain and Sellers have not been required to carry flood insurance. Home:

The Guest House is set up with 220 power so Seller runs an extension cord to the shop for his welder. The equine facilities at this property are truly like a small Kentucky Horse Farm has been introduced to Western Oregon. It offers 4 extra large matted stalls, 16 x 16 and 16 x 18 (1 foaling, 3 oversized) hot water interior wash rack, sink and cabinetry in the kitchen area, feed room, large tractor storage, 9 ton hay loft, and cement floor in the breezeway and tractor storage area. Beautiful Noble Panel stall fronts shine with sliding doors (tops fold down) and the barn is fully enclose-able with removable top barn doors and Noble windows between the stalls.

You won't find a more beautifully finished tack room complete with electric fireplace and porcelain tile/wood grain floor. This is an incredible space, adjacent to the covered arena and has become a place to relax and hang out with friends after the riding and chores are done. This would truly make an incredible breeding barn as well.

Outside accommodations include a 60 x 60 round corral with sand footing, 7 fully fenced pastures with hot wire, white board, and no-climb fencing. There's a shavings storage bin outside the barn, and plenty of space for truck and trailer parking and turn-arounds.

Horse Boarding:

Boarders would love to stay. With just 3 boarders, Sellers grossed $10,281 in rents in 2014. Partial care is $175 and full care is $275. There are currently several boarders at the property now that would like to stay and a waiting list of other interested potentials. Please inquire about further details.

We have a "Lane County Special Use Permit" on file that identifies permission to stable up to 21 horses on property. Please request a copy of this permit for review. Sellers make no warranty in regards to this permit and Buyers are to verify all aspects of this permit with Lane County.

Amazon Creek Diversion Channel:

The Amazon Canal trails leads to a meadow by Fern Ridge Lake. From this property you'd cross Fir Butte Rd to continue to the lake. The South side of the canal is designated for horses and motorized vehicles are allowed on the North Side. Seller says several ladies meet up to ride from different barns along the canal. The City of Eugene maintains and grooms it. Sellers have also seen an occasional carp fisherman and some other area locals say their kids used to play there with kayaks. Our Broker, Venus McBride, and I rode from this facility down towards the lake and we were able to ride for about an hour and 15 minutes one way. There are No Horseback Riding signs where the Amazon trail meet the lake, but there are some additional trails through the trees that we took off to the left that lead to the meadow. We're not sure what the rules or property ownership is at that end...but it sure made for a fun few hours with our horses.

Potential Water Contract for Irrigation:

We've confirmed with the US Bureau of Reclamation that they are currently offering water service contracts for irrigation purposes from reservoirs in the Willamette River Basin. Amazon Creek Diversion Channel would be the reservoir that could provide irrigation water for this property. Oregon Water Master, Michael Mattick explains that land owner would also need a "point of diversion" permit from the State of Oregon, and additional research suggests that an easement would need to be obtained from the City of Eugene to allow irrigation pipe to go from pump site to property across the channel path.

It is IMPERATIVE that Buyer makes contact directly with USBR, State of Oregon, and City of Eugene to confirm the processes and costs.

Domestic Water:

We could not locate an Oregon State well log for this property. Sellers say they have incredible water flow and have used it to water lawns & fill an above ground pool with water turned on continuously for more than 20 hours. The well head is located in the pump house next to the gate in the back yard that heads to the barn lot.

Septic:

The septic tank for the main house goes to a septic tank located at the east end of the home, and then to drain field which sellers believe heads northeast., The system for the apartment goes to a sewage pump located in the back yard and then to the main house septic system.

Land Production:

As you can see in the east side of the back yard where another horse pasture might be added, the grass on this property grows extremely well...and very thick and lush for some seriously intense grazing possibilities. Also, very conveniently, the Sellers purchase grass hay from Gary Horke, right around the corner and down the street and he'll deliver and stack it right in the barn. There's also a blueberry farm around the corner to take advantage of in the summer time.

Trees:

The Sellers have also planted many new trees including: Dogwood, Laurel, Birch, Pine, Spruce, Golden Chain. Fruit trees on the property consist of plums, apples, and cherries.

Wildlife:

Barn owls, keep the birds down. Sellers have seen fox, deer, wild bunnies and an outstanding amount of interesting birds! Apparently this property sits close to a bird refuge so there's plenty of bird watching fun.

Summary:

The privacy is amazing here with vacant land on almost all sides and really only one visible neighbor. The property across the street to the south is owned by EWEB so is nicely maintained.

The property is in a flight path for the Eugene Airport so if you don't like airplanes this one may not be for you. During a recent weekend, Sellers counted 6 quiet airplanes flying over and they say the planes have become entertainment that they don't even notice most of the time.

There are large power lines that cross over the NW pasture on the property.

This truly is an incredible place. The location is wonderful with quick and easy access to the Beltline, Hwy 99, and Hwy 126 with hardly any traffic passing your place.
