First: It is located not too far and not too close to the nearest town on a good all-weather county maintained road. About 10 miles east from Lometa or about 17 miles north from Lampasas.
Second: The terrain has rolling hills and valleys. The hilltop offers great views for miles. The valleys have two wet-weather/seasonal creeks; one crossing from west to east and the other from south to north and feeds into the first one. The creeks have large trees growing along their banks, such as Cottonwood, Live Oak and Elm.
Third: The tree cover on the rest of the property consists primarily of scattered Juniper and Mesquite, but not too thick, offering good cover for Whitetail deer, Turkey & feral hogs.

Fourth: There is a public water line and meter box already in place at CR 2109 and has a buried line to a hunters camp area. There are good water wells in this area of the county, so if you want your own well, the water should be available for the taking.
Fifth: The camp area already has some basic structures in place that, with some fixing up, can be usable as a base camp for a while until you get your home or cabin built on the hilltop with a view.
Sixth: Hamilton Co. Electric Coop line runs along CR 2109 on the west end of the property and readily available to connect to.
The property is part of a much larger ranch and there are no fences around the perimeter, but the boundaries have been partially cleared and fencing should be fairly easy. All corners have been marked with metal t posts and the south and east boundary lines have metal t posts spaced intermittently, so it is easy to determine the boundaries.
Fencing is in the process of being contracted to be built and the price will be subject to increase when construction begins.
