One of the best live water ranches in the area. Located approximately 15 minutes from Lampasas and around 1 hour 15 minutes from Austin. Rolling topography with over 150 ft of elevation change and outstanding views from many locations. Most of the cedar has been cleared, leaving thickets of hardwoods, including live oak, Spanish oak, elm, pecan, Burr oak, and mesquite. Clear flowing School Creek meanders through the ranch. There are several dam sites on the 2,000+ ft of creek frontage. Additional surface water includes a beautiful multi-acre lake, stocked with bass (8-10 lb bass have been reported caught). The lake held up very well during the recent drought. There are two coastal fields along the creek and there is a good cover of native grasses. The ranch has a good mix of woods and open pasture. Deep wooded draws have seep springs and there are old dry stack rock walls above the fields.

Hunting and fishing is excellent. Game includes deer, turkey, dove, quail, ducks, and hogs.

There is a neat 3 bedroom, 2 bath home with two living areas, and screened in porch. The house was remodeled a few years ago and is an ideal weekend home. Water to the house is supplied by a well (approx. 50 GPM). A community water tap has been purchased and is available for use.
