The guest house is the original ranch house, circa 1930, which was totally restored in 2005. The country frame 2-bedroom house has a fresh coat of paint and a recently leveled pier & beam foundation. It boasts the original antique doors, beaded board ceiling, and clawfoot tub. For modern convenience, there is central heat and air, recessed lighting, the flooring is tile and Pergo wood laminate while the walls are Anagalypta wallcoverings and beaded board wainscoting. The guest house also features one bath, mud room, living area, wood-burning stove, eat-in kitchen, and a covered front porch with an open rear deck. Start your guests morning off with a peaceful walk on the ranch and be sure they grab a peach or plum from one of the original fruit bearing trees on their way out!
The main home and guest house are situated on approximately 148 acres on Sulfur Creek and adjoins the Hancock Park Golf Course. You enter the ranch via an electronic security gate on a 300-foot exposed aggregate driveway. A farm-style treated four-board fence spans the frontage by the county road. The main home and guest house are surrounded by mature spreading oaks on a green lawn of Tiff Bermuda. The acreage offers abundant wildlife including whitetail deer, wild turkeys, dove and quail and over 60 acres of coastal Bermuda grazing on Sulfur Creek. It also has 3 in-ground stock tanks, one stocked with catfish. Plus 3 water wells (2 functional, 1 capped). The first water well services the main house, guest house, and irrigation for both houses. The second well pumps water via pipelines to all the in-ground and above ground livestock water tanks allowing ample water supply for livestock regardless of rainfall. There are two metal barns, one very large with 2 overhead doors, and the property is fenced and cross-fenced.
The entire ranch reflects the architectural heritage of Texas with both integrity and beauty. And the 148 acres is a gorgeous piece of the hill country that includes historical Sulfur Creek. Contact us today! You don't want to miss out on this one.
